It is a legal requirement of The Gas Safety (Installation and Use) Regulations 1998, which came into force on 31 October 1998, that all landlords letting a property must arrange for an annual gas safety check to be carried out every 12 months by a GAS SAFE registered installer. The landlord must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

The Health and Safety Executive strongly advises that all gas consumers should have their gas appliances serviced regularly for safety by a GAS SAFE registered installer.

If any issues arise during the checks that result in a certificate not being able to be issued, a full explaination of the remedial work required will be left. If required a quote can also be given.
